What is SHIFT?
SHIFT stands for Selling Homes through Innovation, Flexibility, and Transparency and is Home NV’s pilot program to help homesellers stay competitive in the market while keeping more money in their pocket. This program tests the traditional listing model by shifting away from charging a percentage of the home value to providing the same services of marketing a home for a flat fee of $1500 which is charged at close of escrow. The buyer’s agent is compensated at 3% of the home value.
How is SHIFT different from other non-traditional homeselling methods (FSBO.com, Help-U-Sell, etc)?
Technology has disrupted the real estate industry by putting the consumer in the driver’s seat. It is now easier than ever to be informed. Technology has allowed much of the real estate transaction to be systematized, creating internal efficiencies within Real Estate firms. Sadly these efficiencies have not translated to cost savings to the consumers. At Home NV, we believe the time has come to be flexible and transparent about the process, and charge the seller a more realistic fee than the traditional commission rate.
How can Home NV afford to charge so much less? Are any services omitted?
Because Home NV does not pay franchise fees, has low overhead and a unique agent payout model, the firm is able to pass the savings of these efficiencies to our clients. All of the services typically expected from a traditional brokerage are provided including professional photography, videography, marketing, and contract negotiation.
Since this is a pilot program, who qualifies for SHIFT?
Three criteria to qualify for the program:
- The subject property is valued $500,000 or below.
- The home is located in the following Reno zip codes: 89501, 89503, 89509, 89511, 89519, 89523. We are working on scaling this program to cover the entire Northern Nevada market so check back to see when SHIFT is offered in your area.
- The sellers of the home plan to purchase a replacement property within 12 months and would like to work with Home NV to help with the purchase.
